HVAC Contamination: When the Air System Becomes the Source
The HVAC system touches every room in the house. When it is contaminated, it becomes a distribution network for exactly the particles a CIRS household is trying to avoid. This guide covers how systems get contaminated, how to inspect them, and when to clean versus replace.
How air systems become contaminated
The vulnerable points are wherever moisture meets dust: the evaporator coil and its condensate pan, fiberglass duct liner near the coil, flex duct sagging with condensation, closets and attics where returns pull from contaminated spaces, and filter bypass that lets dust cake interior surfaces. A clogged condensate line alone can keep a coil compartment wet for months.
The distribution problem
A contaminated air handler does not stay a local problem. Every cycle moves air across the growth site and delivers particles to every supply register in the building. This is why buildings with HVAC contamination often show broad, multi-room elevation on dust testing rather than a single hot room — and why remediation that skips the mechanical system fails clearance in otherwise clean houses.
Inspecting the system properly
A real HVAC inspection opens the equipment: coil compartment, blower wheel and housing, plenum interiors, accessible duct runs, and the condensate system. Photograph everything. Check for fiberglass duct board and internal liner, which cannot be reliably cleaned once colonized. Verify filter fit and look for bypass gaps. A flashlight glance at a return grille is not an inspection.
Clean, encapsulate, or replace
Sheet metal ducts with surface dust can be mechanically cleaned and verified. Colonized porous components — fiberglass duct board, internal liner, flex duct with growth — should be replaced, not fogged. Coils can often be pulled and cleaned; heavily colonized blower assemblies are frequently cheaper to replace than to restore to a verifiable condition.
For sensitized occupants, the standard is not 'looks clean' — it is 'can this component pass inspection and support post-remediation verification.' Components that cannot meet that standard get replaced.
Keeping a clean system clean
After remediation: high-efficiency filtration (the highest MERV rating the system's static pressure allows, correctly sized and sealed against bypass), a maintained condensate system with a float switch, annual coil inspection, and humidity control so the ductwork never becomes a condensing surface. Filtration upgrades on a contaminated system, however, just filter air on its way past the source — sequence matters.
Common questions
Is duct cleaning worth it?
Mechanical cleaning of metal ducts is legitimate when inspection shows contamination and the source has been corrected. Blind duct cleaning sold door-to-door, without inspection or source correction, is not.
Do UV lights fix a contaminated system?
UV can help keep a clean coil surface clean. It does not remediate an already-contaminated system, does not reach ductwork, and does not remove the particle reservoir. It is maintenance equipment, not remediation.
Should the HVAC run during remediation?
The system serving a containment area should be off and its openings sealed, so the ductwork does not become a bypass around containment. Your remediation contractor's containment plan should state this explicitly.
