Water-damaged buildings grow more than mold. Actinobacteria — filamentous bacteria that thrive in chronically damp materials — are increasingly measured in building assessments for sensitive occupants. Here is what they are and how they change the remediation conversation.
What actinobacteria are
Actinobacteria are a large group of bacteria, many of which grow in branching filaments and produce durable spores. Outdoors they are the organisms behind the earthy smell of soil. Indoors, certain genera colonize chronically damp building materials — often alongside mold, sometimes dominating it — particularly in long-duration moisture problems like crawl spaces, chronic slab moisture, and repeatedly wetted assemblies.
Why they matter for sensitive households
Research on damp-building health effects increasingly treats the indoor microbial ecosystem as a mixture — fungi, bacteria, and their fragments and metabolites together. Some physicians treating environmentally acquired illness now request actinobacteria testing alongside fungal panels because a building can pass a mold-only screen while carrying substantial bacterial contamination from the same moisture history.
Testing for them

What it means for remediation

There is no special spray for actinobacteria any more than there is for mold. What changes is scope judgment: buildings with long chronic moisture histories deserve testing for both, so the scope addresses the full contamination picture rather than the fungal half.
Common questions
Does a low mold score mean my building is fine?
Usually, but not always. In buildings with long-duration dampness — especially crawl spaces and slab moisture — bacterial contamination can be significant even when fungal markers are moderate. If the moisture history is chronic and symptoms persist, testing both is reasonable.
Where do actinobacteria grow in homes?
The same places as mold, with a bias toward chronic rather than acute moisture: crawl space soil and framing, chronically damp concrete, long-term leak sites, and HVAC systems with persistent condensate problems.
